Mark Kok (pronounced « Coke ») has been representing a variety of developer clients across Southwestern Ontario since 2007 and has extensive experience in land development law. He has assisted his clients throughout all stages of the condominium and subdivision development processes, including acquisition, financing, drafting, marketing, sales, approvals, registration, and closings. Mark has deep experience with a wide range of developments, including both residential and commercial projects.
In addition to his development practice, Mark has a well-developed condominium liens practice and acts for condominium corporations throughout Ontario.
Mark started his legal career at mid-sized firms in Kitchener, Ontario, before founding Clifton Kok LLP along with Michael Clifton in 2007. Michael is joining Mark as Associate Counsel at Miller Thomson and the two will continue to collaborate in order to provide excellent and comprehensive services to their clients.
Prior to becoming a lawyer, Mark worked for eight years as a police officer in Waterloo Region.
Mark received his L.L.B. from Western University, Faculty of Law in 2002 and was called to the Ontario Bar in 2003.
Mark’s basic approach to his legal practice can be defined by one word – concision. Comprehensive in scope but brief in form. Mark developed this approach as a result of working many years in the field of condominium law, which is disclosure-based. In other words, there is copious amounts of information which can be odious to clients and overwhelming to consumers. By relentlessly pursuing concision, Mark attempts to simplify and clarify communication and documents as much as is possible. That same mindset informs Mark’s approach to providing legal services in general. Get to know and understand the clients and then provide them what they need without incurring unnecessary time and costs.
Condominium Development: Mark assists a variety of clients with developing and registering all types of condominium plans. He has significant experience in all phases of the process, from acquisition through to final disposition. That process may include the initial purchase, financing, preparation of constating documents, preparation of agreements of purchase and sale and disclosure, working with approval authorities on meeting conditions of approval, registration of the condominium, and the closing of sales. He also has experience with condominium conversions.
Subdivision Development: He assists a variety of clients with registering plans of subdivision and legal work relating thereto. That work may include the initial purchase, financing, review and finalization of subdivision and other municipal agreements, preparation of agreements of purchase and sale, working with approval authorities on meeting conditions of approval, registration of the plan of subdivision, and the closing of sales.
Condominium Liens: He has been practicing in all matters relating to condominium liens since 2007. In that time, he has developed a time-tested and effective approach to handling and resolving the liens. The approach is one of concision – comprehensive in scope but brief in form – and he continues to refine and improve that practice. This ensures that the condominium corporation’s interests are protected and conform to all aspects of the ever-changing law but also that owners are treated fairly and unnecessary costs are avoided.
Mark has significant experience in corporate/commercial areas of practice and acted as long-standing corporate counsel for multiple corporations prior to joining Miller Thomson. His work included organizing and reorganizing corporate and partnership structures, along with acting on the purchase and sale of existing businesses. As well, he has a thorough grounding in contract law and extensive experience in drafting and reviewing a broad range of agreements.
